21 1st Lane, Wasaga Beach: ICF Foundation & Town Services
Footings, an ICF frost wall, an insulated crawlspace slab, backfill and new Town water and sewer connections.
Project overview
An ICF foundation in Wasaga Beach, with Town services connected
At 21 1st Lane in Wasaga Beach, Mighton Construction prepped and poured the footings, built an insulated concrete form (ICF) frost wall around a crawlspace, set the stone base and under-slab insulation, backfilled the foundation and poured the crawlspace slab.
We also connected the property to Town water and sewer from the road. That work runs through the Town’s Public Works department, with service locates and inspections to book. We coordinate it alongside the foundation so the site is ready for what comes next.
ICF walls are stronger, quieter and more energy efficient than a conventional foundation, and they go up quickly. See our ICF construction in Wasaga Beach page, or the custom homes we build in Wasaga Beach.
Scope of work
What we built at 21 1st Lane
Footings
Prepared, formed and poured the footings that carry the foundation.
ICF frost wall
A stacked, braced and concrete-filled insulated concrete form (ICF) frost wall around the crawlspace.
Stone base
A level, compacted clear-stone base inside the walls ahead of the slab.
Under-slab insulation
Insulation placed under the crawlspace slab for a warmer, drier floor.
Backfilling
Backfilling around the finished foundation walls to bring the site back up to grade.
Crawlspace concrete slab
A poured concrete slab in the crawlspace.
Town water and sewer
New water and sewer service connections from the road to the property, with the Town’s Public Works and inspection staff.
Town inspections
Footing, backfill and service-connection inspections booked and coordinated with the Town of Wasaga Beach.
Build progress
1. Footings
With the excavation inspected and the corners pinned, the footings are formed and poured. ICF blocks are staged on site, ready to stack once the concrete has cured.

Build progress
2. ICF frost wall
The frost wall goes up in ICF: blocks are stacked, braced and plumbed, then filled with concrete. The foam stays in place as built-in insulation, which suits a crawlspace foundation.

Build progress
3. Moisture protection, stone base and insulation
The outside of the wall is protected against moisture, and the inside gets a clear-stone base and insulation under the crawlspace slab.

Build progress
4. Backfilling and finished foundation
Once the walls are ready, the site is backfilled around the foundation and the area is brought back up to grade.
