Detached garages & workshops

A Detached Garage Built to Last

A detached garage builder has to get the foundation, the frame, and the approvals right before anything else matters. Mighton Construction designs and builds detached garages and workshops across Wasaga Beach, Collingwood, Blue Mountain, Clearview, Tiny Township, and Springwater, from straightforward two-car structures to fully finished buildings with a heated workshop.

The same team that builds our custom homes builds these garages, to the same structural and envelope standard. That means frost-protected foundations, framing sized for our snow loads, and insulation and electrical planned around how you will actually use the space, whether that is vehicles and storage, a woodworking shop, or a place for the boat and the sleds.

What a detached garage project covers

We take the project from the first site conversation through design, permits, construction, and the final walkthrough. Along the way we settle the questions that shape the build: how big the building needs to be, where it can sit on your lot, how it connects to power and any water or septic, and what the finished interior should be.

Looking for something attached to the house, or a second-storey or main-floor addition? See our home additions and garage builds page. If the garage is part of a new house, our custom homes team can plan both together, and projects that need a heavier, better-insulated foundation can use an ICF build.

Garages & workshops

Built Like a Home, Not Like a Shed

A detached garage here has to carry snow loads, resist frost heave, and stay dry through freeze-thaw cycles. We build them with the same foundations, framing, and envelope detailing we use on our custom homes, then finish them to whatever the building needs to do.

  • Two-car and larger multi-bay garages sized for vehicles, trailers, sleds, and boats
  • Heated, insulated workshops with the electrical capacity for real equipment
  • Storage lofts and attic trusses that put the roof volume to work
  • Living space above — a home office or guest suite where zoning permits

Space above

A Garage With a Room Upstairs

A finished room above the garage can be a home office, a guest suite, or storage with a view. It is also the part of a garage project with the most rules attached, so we scope it separately and check zoning before design begins.

  • Zoning decides whether anyone may live above and how large the building can be
  • Heating, insulation, and stairs are planned with the upper room, not added afterward
  • A self-contained unit brings servicing and egress requirements we assess up front

Before we break ground

Siting, Zoning, and Approvals, Handled First

Where a garage can go is often the hardest question, and it is settled long before construction. We work through it with you at the start so the design, the permit, and the budget all agree with the lot.

  • Setbacks, lot coverage, and height limits vary across Wasaga Beach, Collingwood, Clearview, and the Blue Mountains, so we confirm what your lot allows
  • Accessory-building rules decide size, height, and whether anyone may live above; we check before you invest in drawings
  • Septic, drainage, and conservation constraints are reviewed early, especially on rural and shoreline lots
  • Rock and sloped sites need a foundation designed for the ground, which we plan with engineers and excavators

Our Garage Build Process

01

On-Site Assessment

We evaluate your existing home's structure, foundation, and mechanical systems to determine the best approach for your addition. We also review zoning setbacks, lot coverage limits, and septic capacity.

02

Design & Engineering

Working with your architect or our design partners, we develop plans that integrate structurally and aesthetically with your existing home. Engineering drawings are prepared for permit submission.

03

Permitting & Approvals

We handle building permit applications, conservation authority submissions if required, and any site plan or committee of adjustment processes.

04

Construction

Our crew manages demolition, foundation work, framing, roofing, and all mechanical and finish trades. We take care to protect your existing living space throughout construction.

05

Integration & Completion

We ensure the addition connects seamlessly to your existing home — matching rooflines, siding, and interior finishes so the new space feels like it was always part of the house.

Common questions

Frequently Asked Questions

How much does a detached garage cost in South Georgian Bay?
Detached garages typically run from $75,000 to $250,000+. Size, foundation type, electrical, insulation, and finishes drive the range, and a heated workshop or loft moves a project toward the upper end. We itemize everything open-book before construction starts.
Can a detached garage include a workshop?
Yes. Many of our detached garages include an insulated, heated workshop with the electrical service the equipment needs. We plan layout, ceiling height, door sizes, and power at the design stage so the building suits the work you will do in it.
Can I put living space above a detached garage?
Often as a home office or guest suite, where zoning permits. Rules differ by municipality, and a self-contained unit brings extra requirements. We check what your lot and zoning allow before design begins, and we do not assume it is permitted.
Do I need a permit to build a detached garage?
Generally yes. Depending on size and use, we coordinate or manage the building permit, zoning review, and any conservation authority submission, then arrange inspections. Every project we build is permitted and inspected.
Can you build a garage on a sloped or rocky lot?
Yes. Rock and slope near the Niagara Escarpment and Georgian Bay are common. We design the foundation for the actual ground with engineers and experienced excavators, which can mean shallow footings on rock, bench cuts, or alternative systems.
Do you build attached garages too?
Yes. Attached garages are covered on our home additions and garage builds page, where they are tied into the existing roofline and structure.
Do we need an architect for our addition?
It depends on scope. Structural additions need engineered drawings for permit; larger or design-sensitive projects benefit from an architect or designer. We can work with professionals you have already engaged or coordinate design through our own trusted partners.
Will an addition trigger a septic system review?
Adding bedrooms or plumbing fixtures often does, especially on rural and waterfront properties. We assess septic capacity early in planning so an upgrade — if one is needed — is priced into the budget rather than discovered mid-build.
Can you build a suite above the garage?
Where zoning permits, yes — garage lofts and secondary suites are increasingly popular for home offices, guests, and rental income. Suites carry additional code requirements for fire separation, egress, and HVAC, all of which we design in from the start.
How do you keep the rest of our home liveable during construction?
We isolate the work zone from your living space, seal openings against dust, maintain safe access, and schedule the noisiest work predictably. Most addition clients live at home comfortably for the entire project.
How does your open-book, cost-plus pricing work?
You pay the actual cost of materials, labour, and subcontractors, plus a clearly defined management fee — and you see every invoice along the way. There are no hidden markups or padded allowances. It keeps our interests aligned with yours: we have no incentive to cut corners, because we do not profit from the difference.

Full answer: How does open-book, cost-plus pricing work?

Do you handle building permits and inspections?
Yes. Depending on the project scope, we coordinate or fully manage permits with the municipality, arrange required inspections, and handle conservation authority applications where properties in South Georgian Bay need them. Every project we build is permitted and inspected.
Can you work from plans we already have?
Absolutely. We regularly price and build from completed architectural drawings. If you are earlier in the process, we can also coordinate design and pre-construction planning with architects, designers, and engineers we trust.
Are you licensed and insured?
Yes. Mighton Construction Limited carries $5 million in aggregate liability coverage and maintains WSIB coverage for applicable work, with clearance information available on request. All work is built to Ontario Building Code and inspected by the local building department.
What happens after I submit the contact form?
We aim to respond to serious project enquiries within 1–2 business days. The first step is a free phone conversation about your goals, timing, location, and rough budget. If the project is a good fit, we arrange a site visit and provide early guidance and a ballpark estimate.
How far in advance should we get in touch?
Earlier than you think. We intentionally take on a limited number of projects each year so Jeff and Adam stay personally involved in every one — which means our calendar fills ahead of the season. Talking early also gives design, permits, and material lead times the room they need.
