Mighton Construction is a full-service general contractor serving homeowners throughout South Georgian Bay. We manage residential construction projects from initial consultation through final walkthrough — handling budgets, permits, schedules, trades, and quality control so you can focus on the decisions that matter to you.

Our Approach: Cost-Plus, Open-Book

We believe the best construction relationships are built on transparency. That is why we operate exclusively on a cost-plus, open-book basis. You see every invoice. You know the actual cost of every material, every trade, and every hour of labour. Our management fee is clearly defined upfront — there are no hidden markups, no inflated allowances, and no financial surprises.

This approach works because it aligns our interests with yours. We have no incentive to cut corners or use cheaper materials — because we do not profit from the difference. Our fee is the same whether you choose standard or premium finishes. The result is a better-built project and a relationship based on trust.

What We Manage

As your general contractor, we are responsible for every aspect of your project:

  • Budget management — detailed cost tracking, regular financial reporting, and proactive communication about any changes
  • Permit coordination — building permits, conservation authority applications, site plan approvals, and all required inspections
  • Trade management — scheduling, supervising, and quality-checking every subtrade on your project
  • Material procurement — sourcing quality materials at competitive prices through our established supplier relationships
  • Schedule management — maintaining a realistic timeline and communicating any changes promptly

Built for South Georgian Bay

We know this area. We understand local building departments, conservation authority requirements, soil conditions, and the realities of building in a climate that demands respect. We have established relationships with reliable local trades and suppliers, and we know how to keep projects moving through our shorter building season.

Frequently Asked Questions

What does 'cost-plus, open-book' mean?
You pay the actual cost of all materials, labour, and subcontractors, plus a transparent management fee. Every invoice is shared with you. There are no hidden markups or inflated allowances. You see exactly where your money goes.
How is cost-plus different from a fixed-price contract?
A fixed-price contract includes a contingency built into the price to cover the contractor's risk. With cost-plus, you pay actual costs — which often results in a lower total price because you are not paying for risk that may never materialise. You also benefit from complete financial transparency.
Do you manage the entire project or just specific trades?
We provide full project management — from permits and design coordination through construction and final inspection. We manage all trades, scheduling, quality control, and budget tracking.
What size projects do you take on?
We focus on substantial residential projects: custom homes, whole-home renovations, major additions, and large-scale improvements. Our projects typically start at $50k and range well into the hundreds of thousands.
Are you licensed and insured?
Yes. We carry comprehensive general liability insurance and WSIB coverage. We are a Tarion-registered builder for new home construction. All work is performed to Ontario Building Code standards and inspected by the local building department.
